How Mapping HYD builds its locality data

Every public locality, workplace and comparison page is generated from the same dated datasets. Missing values are omitted, not filled with invented estimates, and every figure describes an area rather than a specific building.
What the numbers mean
- Rents are asking ranges. They are not signed rents, and furnishing, building age and gated-community amenities can move the price substantially.
- Commutes are modelled. Peak drive time uses road distance and a calibrated city speed, not a promise for a particular day.
- Water and flood signals are area-level. A borewell, tanker contract, street elevation or drain can make one building perform differently from its neighbours.
- “Best” is priority-specific. The shortlist page ranks one factor at a time and states the ordering rule beside every list.
- Comparisons require real separation. A pair page is published only when at least three dimensions differ beyond the configured threshold.

Peak commute model

Road distance from OpenStreetMap routing is converted to a peak estimate at 19 km/h, with a 17–22 km/h range. It is a planning estimate, not live traffic.

Water, groundwater, rain and air

Flood evidence

Area signals combine fetched flood reporting, mapped Musi and lake distance, and Lakeer GIS vulnerable spots. Street elevation and drainage can differ within the same locality.
Hospitals

Google Places API (New) nearby search, type hospital, 6 km per area; opening hours from the Google listing. Drive: OSRM road distance at the site-wide 19 km/h peak calibration.
Summer heat and tree cover

Coverage is shown, not hidden
All 55 localities have asking purchase-price coverage. Other datasets are thinner: groundwater covers 38 areas, direct flood evidence 22, recorded water hours 50, and appreciation figures 29. A page skips a claim when the underlying value is absent.
How to use the guide safely
Use Mapping HYD to narrow the city to a few areas, then inspect the exact street and building. Ask for recent summer water bills, check basement and approach-road flooding after rain, test the commute at your actual office time, and verify the rental or purchase paperwork independently.
